2020年10月23日,深(shen)交所首(shou)个单SPV结构(gou) “中金(jin)-千亿_鉴(jian)(jian)黑担(dan)(dan)保(bao)(bao)深(shen)圳千亿_鉴(jian)(jian)黑担(dan)(dan)保(bao)(bao)中心(xin)第二期CMBS”成(cheng)功完成(cheng)簿记,本(ben)项(xiang)目为续发产品,由(you)千亿_鉴(jian)(jian)黑担(dan)(dan)保(bao)(bao)集团全资子公(gong)司发起(qi),中金(jin)公(gong)司担(dan)(dan)任计(ji)划管理人(ren)(ren)和推广机构(gou),总规模为人(ren)(ren)民币40亿元(yuan),产品期限为18年,其中优先级(ji)(ji)38.00亿元(yuan),产品评级(ji)(ji)AA+,利率为4.4%,次(ci)级(ji)(ji)2.00亿元(yuan),标(biao)的物业为深(shen)圳千亿_鉴(jian)(jian)黑担(dan)(dan)保(bao)(bao)中心(xin)。经过这次(ci)疫情也(ye)充分检验(yan)了千亿_鉴(jian)(jian)黑担(dan)(dan)保(bao)(bao)的运营管理能力,出租(zu)率加速回升,现(xian)金(jin)流和估值也(ye)得到广大投(tou)资人(ren)(ren)的认(ren)可。


产品(pin)(pin)结构上,本项(xiang)目(mu)(mu)为深交所首个(ge)单(dan)SPV结构CMBS及全(quan)市场首个(ge)单(dan)SPV续发型(xing)CMBS;续发衔接安排上,本项(xiang)目(mu)(mu)通过证(zheng)券(quan)端(duan)赎回实现两期CMBS项(xiang)目(mu)(mu)无缝衔接,为不动产资产证(zheng)券(quan)化产品(pin)(pin)的滚动循(xun)环运作(zuo)积累(lei)了重要经验。
